Belt Line Road buildings will get an overhaul by Triten Real Estate Partners

A stretch of Belt Line Road in Far North Dallas is getting a makeover with a new mixed-use project.

Houston-based Triten Real Estate Partners plans to redo the property at 5495 Belt Line, west of Preston Road, into a combination of office and retail space.

The more than 200,000-square-foot redevelopment will be called Work/Shop and will include two office buildings and 81,500 square feet of retail space.

The property on the west side of Prestonwood Country Club includes several existing retail buildings and two three-story office buildings overlooking the golf course.

“We’re incredibly excited about what Work/Shop will offer to users and visitors who want to occupy space that is well designed, connected to outdoor amenities, and includes well-curated restaurant and retail operators,” Ty Lee, Dallas principal for Triten Real Estate Partners, said in a statement. “Integrating great workspace into a vibrant mixed-use environment creates a powerful recruiting tool for organizations to go after top talent.”

Triten Real Estate Partners is teaming up with Catlyn Capital on the project.

The partners plan to develop 14,000 square feet of new, ground-floor retail space. And the retail and office portions of the complex will be connected by 30,000 square feet of outdoor plaza and green space areas.

Dallas’ O’Brien Architects is handling the redo with the help of SMR Landscape Architects and Studio DWG .

Amy Pjetrovic, Ryan Smith and Gabi Shaff of Venture Commercial Real Estate are heading up retail leasing with Holden Lunsford and Dan Pond of Holt Lunsford Commercial overseeing the office buildings.
