Medical Firm Lands in Work/Shop Mixed-Use

A new mixed-use project in Far North Dallas has scored a major office tenant.

Envision Physician Services is taking 15,295 square feet of offices in the Work/Shop mixed-use development on Belt Line Road east of the Dallas North Tollway.

The office and retail complex adjacent to Prestonwood Country Club is a project of Houston-based Triten Real Estate Partners.

Envision Physician Services, a Nashville-based medical group, is moving its Dallas office from near the Galleria to the recently completed Work/Shop project.

The new lease brings the project to 65% occupancy.

“The tech-forward and connective environment is attracting companies of all sizes, which is evidenced by the competition we’ve seen for each space,” CBRE Group’s Ben Davis said in a statement.

CBRE’s Davis, Shannon Brown and Julee Amparo negotiated the lease with McCarthy and Hudson Woods of Jones Lang LaSalle.

Triten Real Estate redeveloped the 12-acre property to include new greenspace and restaurant spaces.

“We are grateful the market has received the experiential and amenitized offering Work/Shop provides, especially in a challenging economic environment,” John Hardaway, Triten managing partner, said in a statement. “The leasing velocity aligns with Triten’s belief in mixed-use environments, where employees feel valued by their employers and are excited to come to the office.”

Retail tenants in the project include Evo Entertainment, Mesero, Crisp & Green, Solidcore, Zon Zon, Toastique, Rose Couture Nail Bar and Local Johnny’s.

Triten Real Estate Partners bought the property at 5455 Belt Line in 2019.

The project includes 135,000 square feet of offices in two buildings and 81,500 square feet of restaurant, retail and entertainment space. There’s also 30,000 square feet of public plaza and green space.

The remodeled office buildings have new lobbies, conference rooms, coworking spaces and an outside patio with golf course views.

Triten Real Estate is the same company that recently completed the redevelopment of Plano Market Square Mall, now called The Assembly.
