Outdoor-Friendly Retail & Office Redevelopment is Underway on Belt Line Road

Triten Real Estate Partners kicks off Work/Shop, a family and outdoor-oriented, mixed-use environment in Addison

Triten Real Estate Partners (TREP), known for their large-scale, adaptive reuse, and mixed-use projects in Texas, announces the ground-breaking and construction start for Work/Shop, a mixed-use, family-friendly environment in the heart of Addison on Belt Line Road. This multi-faceted commercial site consists of both office and retail offerings located a half-mile East of the Dallas North Tollway at 5494 Belt Line Road. The project consists of two, 3-story office buildings totaling 135,000 square feet of completely renovated Class A office space (including modern spec suite offerings) and 81,500 square feet of Class A, multilevel retail fronting Belt Line Road connected by a newly planted central park and greenspace.

Work/Shop will supply the community with a well-curated choice of onsite amenities and greenspace providing an environment for play and relaxation surrounded by a mix of fresh food and beverage concepts and retail offerings.”

The project is a partnership between Triten Real Estate Partners and Catlyn Capital. The design team includes O’Brien Architects as architect of record, SMR Landscape Architects and Studio DWG. Amy Pjetrovic and Amanda Welles from Venture Commercial Real Estate will handle retail leasing while Holden Lunsford and Dan Pond from Holt Lunsford Commercial will hand office leasing.

Triten will completely re-develop the current location and maximize the 1,000 feet of frontage on Belt Line Road by creating 20,000 square feet of new high-end food, beverage, and service retail. The retail and office will be connected by a 30,000 square foot urban park and with activated greenspace where visitors and tenants can gather, meet, relax, and connect with the outdoors.

Existing tenants include Mesero, Crisp & Green, MyEyeDr, and newly rebranded independent movie theater EVO Cinemas with LOIs on 90% of the remaining retail vacancy.
