Triten Grows Atlanta ISF Portfolio to Over 65 acres with Recent Purchase

Atlanta, Georgia | April 14, 2022 -- Triten Real Estate Partners has expanded their nationwide Industrial Service Facility (ISF) portfolio with a recent off-market acquisition of a 6.10-acre freight facility and trailer repair site located at 4500 Moreland Avenue, once home to Atlanta Trailer Services. 4500 Moreland is well located in the Infill Airport East submarket of Atlanta, as Moreland Avenue is known for being the city’s main trucking corridor with its proximity to Interstate 675 and Interstate 285, and access to Atlanta’s major interstates. This submarket is known for being among the tightest infill industrial areas in Atlanta due to its proximity to the airport, thoroughfares, and the dense logistical network it creates.

The Moreland Avenue acquisition is the seventh ISF property located in the Infill Airport East submarket in the Triten portfolio. Triten owns over 65 acres of ISF product in this submarket. The portfolio is 100% leased, with the recent addition of USA Truck at 2665 Campbell Boulevard, an 8.73-acre freight facility, and SitePro Rentals at 4500 Moreland Avenue. Both deals were signed within 1Q 2022. Triten was represented by Burr and Temkin at 2665 Campbell. Zach Dobin with Triten Real Estate Partners worked directly with Stream Realty, who represented SitePro, on the 4500 Moreland transaction. Triten continues to pursue new opportunities as demand in this submarket continues to grow for both logistics and distribution users.

Triten has a $400 million institutional fund to acquire ISF properties over the next two years. In 2021, Triten has acquired over 300 acres of ISF properties consisting of freight facilities, outdoor storage, LTL terminals, and truck parking locations.
