Houston-based Triten Real Estate Partners has acquired land in North Houston to build a 171K SF distribution center.
Fresh off of selling the 350K SF, fully leased Pederson Logistics Center it developed in Katy to Sealy & Co., Triten bought the 8-acre parcel on McKay Drive and Interstate 69, near George Bush Intercontinental Airport.
“We are thrilled to expand our footprint in the North Houston submarket with this strategically located distribution center,” Will Hedges, partner at Triten Real Estate Partners, said in a news release. “By targeting a particular and historically underserved tenant base, we are not only meeting a critical market demand but also reinforcing our commitment to fostering growth in the region.”
The front-load distribution center is designed to accommodate one to three tenants ranging from 50K SF to 171K SF. Houston industrial leases reflect demand for smaller lease sizes, with 83% of leases signed in the fourth quarter of 2023 falling under 250K SF, the release says.
Triten plans to break ground on the project this fall.
Triten has delivered more than 1M SF of industrial product in Houston and San Antonio over the past year, according to the release. Triten also developed the 133K SF Thompson Distribution Center in Baytown earlier this year.
Other Triten projects include the redevelopment of a 300K SF property in Plano that was once Plano Market Square Mall, a retail center built in 1983. Triten turned the mall into a mixed-use development consisting of multifamily, retail, restaurants and office space.
