Triten Secures Off-Market IOS Property in Coveted South Stemmons Submarket

Leading national real estate investment, development, and operating firm Triten Real Estate Partners continues its nationwide expansion of traditional industrial and industrial outdoor storage (IOS) properties with the off-market acquisition of 11300 Kline Drive located in Dallas’ South Stemmons submarket.

The 7.27-acre site is positioned to appeal to a wide breadth of users given the 27,500-square-foot metal warehouse and maintenance facility, excess parking and storage outside of the building’s footprint with 16 overhead doors on the building itself, six of which are maintenance bays. Purchased from an individual seller, the site has historically been occupied by construction-oriented businesses.

Integrated Roadway Services, a privately held construction service company specializing in transportation-related projects, will join three additional tenants at 11300 Kline Drive, leaving the property 100% leased at closing. Tenants will benefit from being in the heart of an infill market, with easy access to I-35E & I-635 and proximity to DFW Airport.
