The Opportunity
Triten Real Estate Partners is a diversified private real estate investment and development company focused on opportunities across Texas. The company currently has over ~$1 billion of projects either in development or under management, and a robust pipeline of future growth opportunities. With offices in Dallas and Houston, the firm owns in eight markets across the country. The company is seeking to hire a principal to drive the growth of our $400mm ISF (“Industrial Services Facilities”) fund, with a concentration on acquisitions in the Mid-Atlantic market. The ISF fund was formed in 2020 with the intent of buying or developing assets catered to the trucking, logistics, or supply chain market. The Role
The Principal will have primary responsibility for sourcing and closing investment opportunities in the mid-Atlantic region for Triten’s $400mm institutional Industrial Service Facilities (ISF) fund. This role will have exposure to new developments, value-add acquisitions, and work within close coordination with the COO, and the founder of Triten. A successful applicant will have strong experience in Mid-Atlantic industrial markets and expertise in both Argus Enterprise and Excel. The candidate will be a high potential individual with substantial opportunity to take on management roles as the company establishes a physical East Coast presence.
Responsibilities
Source new investment opportunities in major mid-Atlantic industrial markets utilizing existing relationships and Triten relationships
Manage the underwriting and due diligence of a robust pipeline, including collaboration with in-house analysts and third-party resources
Lead in negotiating contract and deal terms for new acquisitions as opportunities are sourced and pursued
Manage day-to-day travel schedule while operating remote from East Coast office base
Track and report pipeline status to internal stakeholders, investors, lenders, and joint ventures as needed
Qualifications
Bachelor’s degree from a top-tier university
3+ years of commercial real estate experience with direct acquisition experience in industrial markets in the Mid-Atlantic
Comprehensive understanding of physical property characteristics with mastery of regional profiles for tenant/end-user demand in transportation and logistics assets
High proficiency in Excel, Argus, and underwriting
Eagerness to achieve high-level results in a less structured, small team environment
Solution-oriented with a demonstrated ability to think strategically and add value
Strong written and verbal communication skills
