This position requires a focus on the operational excellence, long-term strategic performance, financial planning and monitoring of individual real estate assets and portfolios. The position will report directly to the COO/CFO.
Interact with the Partners and Principals to ensure operational excellence at the project level that is in line with executing the overall business plan.
Assist with marketing team to ensure that the mixed-use assets are operated in a way to embrace a sense of place, working with the community managers and property management teams to provide a best-in-class hospitality environment.
Work closely with capital partners, property managers, consultants and servicers, to provide direction for and oversight of business plans, budgets, forecasts, leases, renewals, analysis, and approvals.
Perform analysis on prospective lease deals or capital improvement projects.
Maintain a model (updated quarterly), tracking investment performance vs underwriting.
Provide operational guidance, financial oversight, and consultation to property management personnel based upon the strategic plan with respect to each property.
Prepare investor updates and respond to investor requests for ad hoc analysis.
Assist in the preparation of annual operating and capital budgets and monitor property managers’ conformance with approved budgets.
Work with acquisition’s team on potential transactions - from due diligence and underwriting, through closing and transition into the investment portfolio
Assist in the process of obtaining financing for new acquisitions by preparing presentations, communicating with lenders, and assisting in the lender due diligence process.
Assist in the disposition process.
The position requires a bachelor’s degree and exposure to commercial real estate either through coursework, internship, or career. The title of Analyst or Associate will depend upon experience. The candidate must have excellent analytical skills, attention to detail, resourcefulness, and an ability to communicate effectively, both orally and in writing, with management, tenants, third party agents and lenders. The candidate must have knowledge of Excel and Word, with knowledge of Argus being preferred. The individual must have an ability to multi-task and work independently and be able to work effectively/collaboratively across the organization.
